9 Signs You Need a New Roof | Indiana Homeowner Guide

Most homeowners don't find out their roof is failing until water shows up somewhere inside the house — and by then, the repair bill is a lot bigger than it needed to be. The good news? Your roof usually gives you plenty of warning signs before things get serious. Here are 9 things to look for before a small problem turns into a major headache.
Most homeowners don't think about their roof until water starts appearing somewhere it shouldn't. By that point, what could have been a manageable replacement has turned into a replacement plus interior repairs.
These nine signs are your early warning system. You don't need to be a roofer to spot them — you just need to know what to look for.
1. Curling or Buckling Shingles
Take a look at your roof from ground level or an upstairs window. If shingles are curling upward at the edges (called cupping) or bubbling upward in the middle (called clawing), your shingles are past their prime. This is a result of age, heat cycling, and moisture — and it means the shingles are no longer lying flat and shedding water the way they should.
2. Missing Shingles After a Storm
A missing shingle here and there might seem minor. But every gap in your roof's surface is an open door for water, especially in Indiana's storm season. If you're missing shingles after a wind or hail event, get a professional inspection before the next rain — not after.
3. Granules in the Gutters
Asphalt shingles are coated in tiny granules that protect the shingle material from UV damage. As shingles age, these granules loosen and wash off. If you're seeing a significant amount of dark, sand-like material collecting in your gutters or at the base of your downspouts, your shingles are shedding their protective coating — and their effective lifespan is running out.
4. Daylight Visible in the Attic
This one surprises a lot of homeowners. Go into your attic on a bright day and turn off the lights. If you can see daylight coming through the roof boards, you have gaps — and where light gets in, water gets in too. This is one of the clearest indicators that your roof has structural issues that go beyond surface-level shingles.
5. Sagging Roof Deck
A healthy roof should hold its shape. If you notice sections that appear to be drooping, dipping, or sagging — particularly along the ridge line or in the field of the roof — you may have rotted sheathing, compromised rafters, or structural damage. This requires immediate professional evaluation.
6. Water Stains on Ceilings or Walls
Brown or yellow rings on your ceiling, or streaking on interior walls, are signs of active or previous water intrusion. This doesn't always mean your roof is failing — sometimes it's a flashing issue, a plumbing vent seal, or a skylight problem — but water stains always warrant a roof inspection to identify the source.
7. Your Roof Is 20+ Years Old
Age alone isn't a reason to replace a roof, but it is a reason to pay close attention. Most architectural asphalt shingle roofs in Indiana have a functional lifespan of 25–30 years. If yours is approaching or past 20, it's worth having an annual professional inspection to assess what's left and start planning financially for eventual replacement.
8. Persistent Moss or Algae Growth
Dark streaking (often algae) and green moss growth on your roof are more than cosmetic issues. Moss holds moisture against your shingles and gradually works its way under them, lifting edges and creating vulnerabilities. In shaded areas of Indianapolis-area homes, this is a common problem. Treatment can extend shingle life, but extensive growth on an aging roof is a sign that replacement is approaching.
9. Rising Energy Bills
This one's easy to overlook. If your heating and cooling costs have crept up without a clear explanation, your attic ventilation may be compromised. A failing roof — particularly one with damaged or missing shingles — can disrupt the thermal barrier between your attic and the rest of your home. The result is an HVAC system working harder to compensate.
What to Do If You See These Signs
Don't wait. Minor roof issues are manageable and affordable when addressed early. The same issues, left alone through an Indiana winter or storm season, frequently compound into water damage, mold, and structural repair — all of which cost significantly more than the original roof replacement would have.
A professional inspection will tell you what you're dealing with — whether it's a repair, a repair-now-replace-soon conversation, or a replacement that makes sense to schedule this season.
